"The median housing price increased, compared to the same period last year, in 22 of the 26 NUTS III sub-regions, highlighting the growth in the Autonomous Region of Madeira: +43.0%", according to the latest INE report.
The five sub-regions with the highest median housing prices – Greater Lisbon, Algarve, Autonomous Region of Madeira, Península de Setúbal and Porto Metropolitan Area – "also presented the highest values in both categories of buyer's tax residence (territory national and foreign)".
"In the Greater Lisbon and Porto Metropolitan Area sub-regions, the median price (€/m2) of transactions carried out by buyers with tax domicile abroad exceeded, respectively, +83.4% and +56.8%, the price of transactions by buyers with tax domicile in the national territory".
"In the 3rd quarter of 2023, there was a deceleration in housing prices in 11 of the 24 municipalities with more than 100 thousand inhabitants (17 in the 2nd quarter of 2023). In the opposite direction, there was an increase in the year-on-year rate of change in 13 municipalities, with Barcelos (+9.1 p.p.) and Guimarães (+8.9 p.p.) being highlighted".
