Large cities are constantly undergoing renovation. It is not
realistic to think that the Lisbon of 2022 is the same that emerged from the
1974 revolution or even from the city that joined the EEC in 1985.
Urban renovations are guided by centres and axes, and this
new neighbourhood extends the city's central axis and takes its name from here.
If we pass by Campo Pequeno, Entrecampos and Campo Grande, the neighbourhood
that follows will be a completely new area: Campo Novo.
What central axis?
Lisbon is a city with an ancient history, with no birth date and no founders. Phoenicians, Greeks and Romans have all played their part. Progressively, its centre migrated from the castle, to Terreiro do Paço. Here both the spice caravels arrived and the ships of European merchants who came to buy them. The 1755 earthquake made it possible to rethink urban planning and the Baixa Pombalina was created. The city exchanged a centre for a central axis. The Baixa then extended to Rossio and Lisbon gained the Passeio Público: a French-style alley for strolling, seeing and being seen. Don't recognise the name? Today it is called Avenida da Liberdade. To the north it was bounded by the foot of a hill where the Marquês roundabout was designed. From it came the Avenidas Novas: Fontes Pereira de Melo and Ressano Garcia (today Avenida da República). This extended to the Entrecampos roundabout, so called because it was located between Campo Pequeno and Campo Grande. This was an Army training camp, where trees were planted to convert it into a walking garden.
It is in Campo Grande that the current central axis of
Alfacinha ends. It is true that after this area there is still Lisbon, but
without poles of urban attraction, it is no longer a central axis. Campo Novo
wants to attract locals beyond Campo Grande.
Promoted by NORFIN, a leading Portuguese company in the
management of real estate investments, the new neighbourhood combines the
proximity of Lisbon's neighbourhoods with the modernity of contemporary cities,
in technology and sustainability.
The 80,000 m2 development foresees the construction of three
residential buildings (30,300 m2) and four office buildings (37,600 m2) joined
by an 11,100 m2 shopping area, with around 19 stores, 15 restaurants and 7
kiosks, in the which the proximity of
traditional commerce and the convenience of today's retail will coexist. It
also includes 20,000m2 of gardens, a bike path and more than 2,200 parking
spaces.
Residential
The three residential buildings, designed by the architectural firm Saraiva e Associados, have 245 apartments with a balcony, from T1 to T4, with sales prices starting at €380,000. The apartments are located in exclusive condominiums, with a pool, rooftop, co-work rooms, kid’s club, gym and direct access to the commercial area. It also has spaces for charging electric vehicles and parking for bicycles.
Offices
With a wide range of public transport, Campo Novo will
enable the expansion of Lisbon's Central Business District. It provides for the
construction of a total gross area of 37,600m2, spread over four buildings
designed by Sonae Sierra's Reify Office.
It aims to attract national and multinational companies
looking for avant-garde, sustainable offices, with natural light and a complete
offer of amenities.
Retail
With an area of 11,100m2 and managed by Sonae Sierra, the
commercial area will be the link between the residential and business areas of
this new neighbourhood. It includes around 19 stores, 15 restaurants and 7
kiosks, combining the quality and proximity of traditional commerce with the
convenience of modern retail.
