Both real estate products registered an increase in price in the last year, with rooms becoming 29% more expensive and studios showing a price increase of around 28%.

Looking at the 11 district capitals with representative data, it becomes clear that the biggest difference in rents between studios and rooms is observed in Funchal, where studios are 232% more expensive. Next are Setúbal (133% more expensive), Porto (125%), Viseu (117%), Aveiro (117%), Braga (108%), Lisbon (100%), Coimbra (98%) and Leiria (78%).

The smallest price differences between studios and rooms were recorded in Portalegre and Faro, but studios for rent are still 66% more expensive than rooms on the rental market in the Alentejo city and 67% in the Algarve capital.

It should be noted that rooms and studios are not a common typology in many Portuguese district capitals, which is why it was not possible to obtain statistically reliable data in all the country's capitals, making it impossible to compare variables. This was the case of Beja, Guarda and Santarém.
