The development is to be built at Quinta da Silveira de Baixo, in Almada, on a plot of approximately 5.3 hectares that is located approximately 15 minutes from Lisbon and close to the beaches of Caparica, according to a report by idealista.
This is “a segment that has been growing steadily in recent years”, says Worx in a statement.
“The project, with around 21,000 square meters (m2) of gross construction area above ground, includes the existence of a senior residence, complemented by a health services building, as well as 10 single-family homes and large green areas, only possible due to the generous size of the land”, says the real estate consultant.
According to Worx, a subdivision operation was presented on the land, carried out by the Saraiva & Associados team, whose architectural project has already been approved by the Almada City Council. The project highlights the consultant, is close to several health facilities – Hospital Garcia da Horta, Clinicas CUF Almada and Lusíadas Almada – and has a vast public transport network and various infrastructures and services, such as the Almada Forum.
“In a context in which in the Lisbon Metropolitan Area (AML) the population over 65 years of age rose to 18% in 2022 in a progressive growth curve, the demand for equipment aimed at an older population will certainly be a constant in the coming years. In this scenario, whether due to its respective location, where the tranquillity of the countryside coexists closely with all the facilities of metropolitan centres, or due to the quality of the subdivision project that is foreseen, Quinta da Silveira de Baixo presents itself as an opportunity to invest in a segment whose potential market will continue to grow regardless of future economic cycles”.
