This 1st APEMIP-IMOCIONANTE Convention wanted to add two brands with prestige in the real estate sector. It was a day dedicated to the Future of the Real Estate sector in its various areas. Addressing the themes of Transformation, Sustainability, Technology, Demography and Economy.


It was a day full of informative debates from the most varied areas of the sector moderated by journalist Rita Neves of SIC Noticias, who it must be said did an excellent and very informative moderation job with the right questions that is not always easy in times like today when everything changes every day.

The Theme of sustainability in Real Estate in Portugal and the new directives of the European Union for the reduction of greenhouse emissions were one of the most important themes of the IMOCIONANTE event that began with the first panel to discuss Housing and Sustainability and the means of financing to achieve the objectives designed by the European Union in the coming years. In this first panel were the Councillor of the Lisbon City Council, Mrs. Architect Filipa Roseta, who explained that only in Lisbon will be invested 800 Million by 2028 in the renovation of its Real Estate heritage with the objective of drastically reducing greenhouse emissions in the city, and in creating more affordable housing for young people and Portuguese families. The council's bet will be two-way both on the construction of new housing and also the recovery of vacant and old properties as the money arrives both from the city budget and also with the welcome help of the PRR package.


On the same stage was the Mayor of Funchal Dr. Pedro Calado who in his speech spoke of the importance of the rise of the Interest of Investors in the Island and in the city of Funchal in recent years by Foreigners, which also as in the city of Lisbon has been creating significant pressure in what concerns the housing and supply of the same in the Archipelago. Here too the bet of the Autonomous Government and the city of Funchal is to take advantage of the PRR funds made available until 2026. However, it is not understood why there are so many restrictions and obligations in the rehabilitation of the social housing stock that sometimes requires a quality and cost of construction much higher than that required in the usual and commercial construction, with all the effects of energy certification that is required today.

But one of the interventions in my view that stood out the most was that of Researcher Manuel Collares Pereira who explained the importance of having a new thinking and direction in the construction of housing in the world. Because it is housing that causes the emission of 41% of greenhouse gases in the world with 30% of the functioning of buildings and 11% in their construction. So when thinking about sustainability is of the utmost importance we will begin to think about the sustainability of buildings and the way they are built as for example in the choice of materials in construction, for this gave the example of wood. Trees are renewable resources, meaning they can be replanted and regenerated and capture carbon dioxide (CO2) from the atmosphere during their growth, thus helping to mitigate climate change.


In the second panel was given the importance to "The Future of Mediation" with technology in the Real Estate Industry and the effects. Corina Lessa Silva, a Tampa Bay Mediator in the United States who has recently been very successful in marketing her properties through social networks, was talking about the importance of relationships between people and social networks these days and what she does to attract public to her properties. The greatest importance is the serenity in the presentation of the properties and the knowledge that it transports to its audience. In this panel was also Diogo Dantas da Cunha, by himself CEO of Flexty, which offers a new business model for Real Estate Agents, which until now was only known within the scope of Companies. Similar to the so-called "Factoring", which means a cash flow management practice in which an entity sells its debts or receivables, that is, its outstanding or future invoices, to a financial institution known as a "factor". The factor, in turn, offers financial advances to the company based on the value of these accounts receivable. In the debate this also Rui Barbosa CEO of Devscope who is the Company responsible for the new Portal of APEMIP CasaYes. Both spoke of the importance that data and information have today and that this information and data can bring to real estate mediation to better serve their customers such as more appropriate and real market studies in real time.

It was also of the utmost importance the presentation of Dr Fernando Baptista as President of the Institute of Public Markets, Real Estate and Construction, I.P. (IMPIC). In his presentation he was very focused on the new tools and the importance of the new IMPIC Portal that comes more to meet the needs of Real Estate Brokerage Companies. There will also be in the future a training program that is required to have access to the profession to emphasize the improvement and qualification of the sector, something that in the past was probably not as much in the focus of the Institute as today. There are also amendments regarding the fight against Money Laundering and Terrorist Financing, with the crossing of data with the Tax Authority to combat this phenomenon more and more effectively. It is a final note in this presentation that IMPIC increasingly seeks closer cooperation with the associations of real estate professionals to increase the quality and service in this activity.


This was followed by more presentations on ChatGPT with Cyndee Haydon, an excellent motivational intervention by the illustrious Tiago Forjaz and the Minister of Housing Marina Gonçalves who gave her contribution as about the "More Housing" Program. Here I leave to the discretion of the reader's imagination the reaction of the public, of professionals who are already feeling on their skin the consequences of the acts promoted by the Minister and her Government.


But what most excited the public was José Cid who after so many years of career and spectacle, was for the first time acting on the CCB Stage
