Foreign real estate investment predominates in the Lagos area, currently accounting for around 82% of the agency's brokerage operations. In Albufeira and Carvoeiro, foreign investment represents 72% of housing purchases and in Tavira, the percentage is 92%. In Vilamoura and Faro, half of the investors are international citizens.

"The most sought-after types of property in the Algarve are houses with three to four bedrooms, between 200 and 300 square metres (m2), usually with a swimming pool, large outdoor areas, and close to the beach. In Vilamoura in particular, demand also falls on apartments with between two and three bedrooms and large terraces", reveals the real estate agency.

Regarding the increase in house prices in 2023, the area that saw the biggest increase compared to the previous year was Lagos. Portimão, Vilamoura, and Albufeira were the areas that saw the least significant increases in 2023: Vilamoura and Portimão saw an increase of 12% and Albufeira saw an increase of 17%. In Faro and Tavira, there were increases of 20% and 25% respectively.

As far as the rental market is concerned, the highest prices are in Vilamoura, where the price is 9.4 euros per m2, and in Portimão, where rental prices are around 9.25 euros per m2. In Albufeira, Tavira, and Lagos, the prices recorded in 2023 are around 9 euros per m2. The area with the lowest rental prices in the Algarve is Faro, where prices are around 7.3 euros per m2.
